Split and Combination Procedures
General Notice Effective 1/1/2018 pursuant to OAC 5703-25-06 (G) any split or combination filed after January 1 each year will become effective for the following tax year for tax purposes.
Lake County Split Procedures
General information:
· A split or minor subdivision is a subdivision of land that divides the land by metes or bounds or by Mylar plat. The subdivision does not create any new right-of-way.
· Contact the Building and Zoning Department for the community where the property is located. Notify them of your plans to make sure the split will meet their subdivision and zoning regulations. For contact information, please see the list below.
· Contact an Ohio Registered Surveyor.
· Once the surveyor has completed a new legal description and survey map, a preliminary review by the Lake County Tax Map department must be submitted to Lake County Tax Map Department by hard copy or electronic file in .pdf form. PDF files may be sent to [email protected].
· The Lake County Auditor’s Office charge $0.50 per new parcel, or per each lot line adjustment. A remainder legal that is not changing names has no charge.
· Pursuant to OAC 5703-25-06 (G) any split filed after January 1 each year will become effective for the following tax year for tax purposes.
· An extended delay in filing of the required set of legal documents will result in the voiding of the current review process that has been initiated. If the process has been deemed voided, a new filing will be required.
Splits resulting from a legal description and paper map survey including the following types:
1. Lot split where one (1) or more new lots are being created.
2. Lot split between two (2) or more adjoining properties where no new lots are created (lot line adjustment).
3. Lot split between two (2) or more adjoining properties where a new lot(s) will be created.
For types 1-3, the following additional steps apply:
A. Two sets of the originals that are signed and stamped by a registered surveyor must be submitted to the Lake County Tax Map Department for preapproval after preliminary review is completed.
B. Once preapproved, the approving authority for which the property is located must stamp and sign the originals with their approval.
C. After final approval, attach the original legal(s) that has been signed and stamp by the surveyor, Tax Map and Zoning to a new deed and submit it to the Lake County Auditor’s office for transfer then the Lake County Recorder’s office for recording.
D. A new legal description for the remaining portion of the property is not required, however, is recommended.
Splits created by a Mylar Survey Plat, the following additional steps apply:
A. All required signatures must be on the plat prior to being submitted to the Tax Map department for final approval.
B. Once the plat has been signed and approved by the Tax Map Department, submit the Mylar plat to the Lake County Auditor’s office for transfer then Lake County Recorder’s office for recording.

Lake County Combination Procedures
Combination by new legal description:
1. Contact an Ohio Registered Surveyor.
2. Once the surveyor has completed a new legal description and survey map, a preliminary review by the Lake County Tax Map department must be submitted to Lake County Tax Map Department by hard copy or electronic file in .pdf form. PDF files may be sent to [email protected].
3. Once the preliminary review is completed, two sets of the originals that are signed and stamped by a registered surveyor must be submitted to the Lake County Tax Map Department for final approval.
4. After final approval, attach the original legal(s) that has been signed and stamped by the surveyor, Tax Map and Zoning to a new deed and submit it to the Lake County Auditor’s office for transfer then the Lake County Recorder’s office for recording.
5. There are no transfer fees for combinations where the title is not being transferred.
6. Pursuant to OAC 5703-25-06 (G) any combo filed after January 1 each year will become effective for the following tax year for tax purposes.
Effective 1/1/2020:
This form may only be used for combining residential lots located on a recorded subdivision plat. All other lot combinations require a new survey.
Combination by “combination form”:
1. Complete a COMBINATION FORM.
2. Attach the last deed(s) of record to the combination form and submit it to the Lake County Auditor’s office either by mail or in person. Parcels not titled under the same (i.e., quit claim and joint survivorship) can be combined but we advise you seek legal counsel or contact a title company to find out how this may affect your title.
3. There is no charge for this procedure.
4. Pursuant to AOC 5703-25-06 (G) any combo filed after January 1 each year will become effective for the following tax year for tax purposes.
